  • TARGET INDUSTRY ANALYSIS
    The primary objective of a target industry analysis is to develop a list of industries which have a moderate to strong likelihood of containing companies that might consider relocating. Studies indicate businesses often locate or expand near clusters, or similar businesses, input suppliers or customers. A targeted effort in economic development can lead to more effective use of local resources. BDG will facilitate staff and board input to collect and assess current business composition and identify potential target industries and clusters.

  • COMPETITOR BENCHMARKING
    Benchmark respective community or development against the profiles of its competitors. Profiling includes demographics, tax rates, accessibility, workforce, housing, schools, healthcare, cultural and recreation offerings, public transportation, higher education, retail, hotels, representative employers, business parks and other commercial development opportunities.

  • SWOT ANALYSIS
    A SWOT Analysis helps to create a framework for understanding the area�s issues and formulating appropriate vision, goals and objectives, and implementation strategies. Using the same key factors used by site selectors: business climate and entrepreneurship, workforce and education, quality of life, real estate and infrastructure, and incentives, BDG will assess your strengths, weaknesses, opportunities and threats. This can be conducted through questionnaires, interviews or a workshop format.

  • SITE SELECTOR DATA STANDARDS, DEMOGRAPHIC, OR PROSPECT RESEARCH
    Refinement and prioritization of key decision drivers, prospect intelligence, and competitive advantages of the city, county and region, including completion of the Site Selector Data Standards to use in prospect responses.

  • INCENTIVE POLICY EVALUATION
    Review of incentive policy with recommendations based on regional and direct competitor practices to increase competitiveness. Includes BDG participation in city council or board briefings to support implementation of recommendations.

  • WORKFORCE ANALYSIS
    Assessment of current labor availability, based on targeted industries, if delineated. Analysis by type, wages, and availability; can be focused to support development in a specific geographic area or business park.

  • PROSPECT AND REQUEST FOR INFORMATION OR PROPOSAL RESPONSIVENESS
    Develop or provide assistance in developing response materials based on project type to facilitate timely and streamlined response process. Review of current marketing and prospect response materials. Includes compilation of real estate inventory, clarification and/or confirmation of available and planned infrastructure, demographic data, workforce skill sets and availability, access, zoning, industry clusters, and other key drivers or development issues.

  • ECONOMIC IMPACT ANALYSIS � FEATURING THE TOTAL IMPACT� MODEL
    The objective is to calculate the fiscal impact and economic value of a project to the community. This analysis is beneficial to the design or offer of potential incentives based on expected benefits and return on investment. Analysis can also be conducted for such needs as Tax Increment Financing Districts, civic projects, conference center and hotel developments. This assistance can be for a specific project or prospect requirement or, for the development of a customized economic impact model for communities to use for recurring prospect requests. Total Impact� Model can either be customized for a respective city or to also include the county and other taxing entities like hospital districts and community colleges, and even by region.

  • MIXED USE FEASIBILITY, RETAIL ANALYTICS, AND MERCHANDISING PLANS
    BDG�s mixed use experience ranges from cultural and entertainment venues on the waterfronts of Boston and Baltimore, to post-World�s Fair planning in New Orleans, international air shows for Lear Siegler, and in Dallas. A highlight of the New Orleans experience included work on the funding and route planning for the riverfront streetcar line extension. In Dallas area, consultant to Hillwood Development for Victory Park, a major urban development in downtown Dallas; Farmers Branch�s Four Corners; and, Pinnacle Park�s business park, residential, and retail. When called for, BDG will utilize its alliance with Catalyst Commercial, a retail analytics firm, to offer proprietary data and techniques to benefit cities and developers in recruiting retail tenants.
    The results of a merchandising plan are reflective of current market trends in the studied trade area, site criteria, and the vision of the community, as communicated by key stakeholders. The intent of this effort is to ensure that future development in the trade area would be consistent in market and economic reality and align with the internal objectives of the stakeholders.

  • INVESTOR/DEVELOPER RECRUITMENT
    Identification and introduction of potential investors and/or developers to expand real estate development opportunities.

  • BROKER/CONSULTANT FAM TOUR PLANNING AND IMPLEMENTATION
    Planning and implementation of local broker and/or national consultant familiarization tours and hospitality events to increase awareness.

  • PARTNERSHIP BUILDING
    Facilitate new community and regional introductions and partnerships to enhance recruitment and retention; including assistance with the planning of training resources.

  • CITY COUNCIL AND BOARD ORIENTATION
    Provide orientation packets and/or workshops for council members and economic development corporation board of directors. Or, provide advisory and support services to city or corporation staff responsible for training.

  • SPECIAL EVENT PLANNING
    Offer complete planning services or supplemental to support organization�s personnel. Events range from meetings, to tours, community events, golf tournaments, and conferences.

  • ENTERPRISE ZONE DESIGNATION ASSISTANCE
    Technical review to determine eligibility, boundary conformity, economic development plans including zone related incentives, support documentation, and application preparation.

  • TEXAS ENTERPRISE PROJECT DESIGNATION ASSISTANCE
    Technical review to determine the project�s eligibility, preparation of governmental documentation to nominate the project, and the preparation of the application for cities, counties, and businesses.
